What is a Boiler Service?

A boiler service is a series of safety and efficiency checks carried out on your boiler. It typically involves gas and combustion checks, followed by the strip down and cleaning of specific components. Please see below for more details on what is included in an annual boiler service.

What is Included in a Boiler Service?

Some manufacturers have specific guidelines for servicing their boilers but as a rule of thumb, there is a standard checklist that applies to every make of boiler. The most important checks carried out during a boiler service are:

  • Flue and combustion analysis
  • Empty and clean condensate trap
  • Check of standing and working gas pressure
  • Gas rate of appliance
  • Ensure boiler controls are functioning correctly
  • Appliance safety devices
  • Clean of internal components such as fan, burner, heat exchanger and electrodes
  • Replacing of seals and gaskets if necessary
  • Check for any visible signs of water leaks
  • Electrical connections
  • Check hot water cylinder (where applicable)
  • Clean out magnetic filter (where applicable)
  • Check for adequate ventilation
  • Gas tightness test at meter

An annual boiler service is essential for keeping your boiler running safely and efficiently. While a boiler service cannot prevent every unforeseen issue, it can help to reduce the risk of breakdowns, detect early signs of leaks, and check the key safety features of the appliance.

Prevention is key because we know that a broken boiler, at any time of the year, and especially in the depths of winter, isn’t something you want to have to deal with.  An annual boiler service will give you peace of mind that your boiler will run smoothly when you need it most.

Landlords Gas Safety Check

What is a Gas Safety Check?

An annual gas safety inspection is a safety check of all gas appliances and is a legal requirement for landlords of tenanted properties. As a landlord, it is your responsibility to ensure the safety of your tenants by making sure all gas appliances within the property are in safe working order. Failure to do so could result in prosecution.

Although it is not a legal requirement for homeowners, it is still highly recommended that you get your gas appliances checked annually. Left unchecked, gas appliances can cause gas leaks, explosions, and carbon monoxide (CO) poisoning. What is Included in a Gas Safety Check?

During a gas safety inspection, we will carry out the following checks before issuing you with a certificate:

  • Gas tightness test at meter
  • Check of standing and working gas pressures of appliances (where applicable)
  • Check of standing and working pressure at meter
  • Check gas rate of appliances
  • Check of burner pressure/gas pressure of appliances (where applicable)
  • Visual inspection of appliances
  • Carry out flue gas analysis of appliance or test flue flow to ensure the removal of products of combustion from the room
  • Check for adequate ventilation
  • Check all safety devices of appliances
  • Check for correct operation of CO and smoke alarms

A gas safety check should take around 45 minutes to 1 hour providing no extra tests are required. In the unfortunate event of an appliance failing a gas safety check we will shut off the appliance if necessary, issue a warning certificate, and discuss the next course of action with the customer.
